Most first-time buyers don't fail at finding a home. They fail before they ever make an offer.
They get rejected for a loan they thought they'd qualify for. They sit across from a realtor who uses language they don't understand and nod along. They don't know if their credit is ready, what DTI means, or whether they're looking at a good deal or a disaster.
And because nobody in this process gets paid to educate you, nobody does.
That's exactly why this consultancy exists.
I have personally purchased 32 rental properties across 6 states, building a portfolio worth over $5 million. I am not a guru who has read a book and built a course. Every lesson in this consultancy came from a real transaction, a real lender conversation, a real mistake, or a real win.
I am not a licensed financial advisor or real estate attorney. What I am is someone who has been through this process more times than most people ever will, and I am going to share exactly what I learned so you don't have to figure it out the hard way.
Please note: nothing in this consultancy constitutes financial, legal, or investment advice. All content is based on personal experience and is shared for educational purposes only. Before making any investment or financial decision, you should consult with a registered financial advisor and a licensed real estate attorney.
First Property Playbook is an 8-session private consultancy where I walk you through everything you need to know to buy your first property with confidence, whether that's a primary residence or your first rental.
You won't be handed a PDF or pointed to YouTube videos. Every session is 30 minutes, live, one-on-one with me. We move at your pace. We focus on your specific situation.
By the end, you will know exactly what to do, what to say, and what to watch out for at every stage of the buying process.
Session 1: Are You Actually Ready? We audit your current financial picture. Income, savings, debts, and credit. You leave knowing your real buying power and exactly what needs to improve before you talk to any lender.
Session 2: How the Loan Process Actually Works No jargon. Just a clear breakdown of how mortgage approval works, what lenders look at, and what kills applications. W-2 buyers and self-employed buyers have very different paths here, and we cover both.
Session 3: Mastering Your Credit Most people don't understand their own credit score. We go through what's actually on your report, what's hurting you, and the specific moves that raise your score before you apply.
Session 4: Choosing the Right Loan Conventional, FHA, DSCR, ARM, fixed rate. You'll know what each one means, who it's right for, and how to choose without being steered by a lender who has their own incentives.
Session 5: How to Work With a Realtor The exact questions you need to ask. What a buyer's agent is actually responsible for. How to read a listing like an investor, not a tourist. Red flags that tell you to walk away.
Session 6: Making an Offer and Negotiating How to structure an offer, what contingencies protect you, how inspection and appraisal work, and how to negotiate without losing the deal.
Session 7: Closing Without Surprises Closing costs, the HUD-1 statement, title insurance, escrow. Every line item is explained, so nothing on closing day shocks you.
Session 8: Your First Property, Your Next Move Whether this is a primary home or a rental, we end by mapping out what comes after closing: property management basics, tax considerations, and how this first purchase sets up your next one.
This is built for you if you are:
A W-2 employee or self-employed professional ready to stop renting and start building equity
A young professional who knows they want to buy but has no idea where to start
Someone who has been told they "need to fix their credit," but nobody told them how
Anyone who wants to walk into this process educated, not dependent on people who have a financial interest in your decision
$4,000 for all 8 sessions.
That's $500 per session to have someone who has personally closed 32 real estate deals sit with you, answer your specific questions, and help you avoid the mistakes that cost first-time buyers thousands.
The average first-time buyer overpays or makes a loan decision that costs them between $10,000 and $30,000 over the life of the purchase because they didn't know what they didn't know.
This consultancy costs less than one bad decision.
Book a free 15-minute call below.
On that call, I'll ask you a few questions about where you are in the process, and you can ask me anything. If it's a fit, we'll get your first session scheduled. If it's not the right time, I'll tell you exactly what to do before we talk again.
No pressure. No pitch. Just an honest conversation about whether this is right for you.
