7 Questions to Ask Me Before You Hire Me

01. How many transactions have you closed in this specific area in the last 12 months?

I’m a newer agent, and I’ll never inflate my numbers to sound more experienced than I am.

My business is focused on Spokane and Whitman Counties, particularly rural and small-town properties. My recent experience has included properties ranging from approximately $170,000 to over $1.1 million, including historic homes, rural acreage, properties with shops and private wells, contingent transactions, pre-foreclosure situations, and more complex financing scenarios. In July 2026 I have had a volume of over 1.5 million in transactions combined sellers and buyers. I am ending my second year in December.

Transaction count matters—but so does whether an agent understands YOUR kind of property and YOUR specific situation.

I’d rather show you exactly what I’ve handled, what I know, and where I’ll bring in additional expertise than give you a polished number that doesn’t tell the whole story.

02. Walk me through how you’d price this property.

I don’t price a home by plugging the address into an automated valuation tool and calling it good.

I start with recent comparable sales and then look deeper: location, acreage, condition, improvements, construction, outbuildings, water source, property type, buyer demand, and current competition.

That becomes especially important with rural properties because there may not be another house three streets over that looks anything like yours.

I also believe pricing is an ongoing strategy—not a one-time decision.

Once we launch, I watch showing activity, online engagement, saves, inquiries, competing listings, feedback, and actual buyer response. The market starts giving us information immediately, and I use that information to help my sellers make informed decisions.

03. What’s your plan if this doesn’t go the way we expect?

We make a Plan B before we need Plan B.

For sellers, I track the data behind the listing—not just whether an offer has arrived.

Are people seeing it? Clicking it? Saving it? Scheduling showings? What feedback are we getting? Where are buyers dropping off?

That helps us determine whether the challenge is exposure, presentation, price, property-specific concerns, or simply timing.

For buyers, I want to understand potential obstacles before we’re deep into a transaction: financing, appraisal, inspection, insurance, contingencies, the sale of another property, and other factors that could affect closing.

Real estate transactions don’t always follow the perfect path. My job isn’t to promise that they will.

My job is to anticipate problems, communicate when something changes, and help you understand your options and next steps.

04. Have you worked with someone in a situation similar to mine?

I’ll always answer this honestly.

I’m a newer agent, so I may not have dozens of past clients who match every unique situation—and I won’t pretend that I do.

If I’ve handled something similar, I’ll tell you about that experience. If I haven’t handled your exact scenario before, I’ll tell you that too.

What matters is that you understand my relevant experience, the resources available through my brokerage and professional network, and exactly how I plan to approach your transaction BEFORE you decide whether I’m the right Realtor for you.

And when appropriate, with their permission, I’m happy to connect prospective clients with past clients who can speak honestly about what it was like to work with me.

I have a Google page please search me and read my reviews!

05. How do you handle wells, septic systems, acreage, or water rights?

Rural property requires a different level of due diligence than a typical house in town.

I work with rural and acreage properties, so I know we’re not just looking at bedrooms, bathrooms, and countertops.

We may need to understand the well and its production, septic system, acreage, access, outbuildings, land use, property boundaries, easements, and other property-specific considerations.

For example, I’ve marketed a 17+ acre property with a private well producing approximately 50 gallons per minute, a 2,400-square-foot shop, and ICF construction. Those aren’t details I treat as footnotes—they can materially affect a property’s value, marketability, and a buyer’s decision.

I also know where my role ends.

I’m not going to pretend to be a well contractor, septic professional, attorney, inspector, or engineer. When specialized expertise is needed, I want the appropriate professional involved so my client can make an informed decision.

I’m a firm believer in using the professional with the expertise!

06. How will you communicate with me, and how often?

Communication is one of the biggest things I prioritize.

Before we begin, I want to know how YOU prefer to communicate—text, phone, or email—and what level of communication makes you comfortable.

For sellers, I provide updates on activity surrounding the listing, including showings, feedback, and marketing performance. I don’t believe you should have to wonder what’s happening with one of your largest financial assets.

During an active transaction, communication becomes even more important.

If something changes with financing, inspection, appraisal, contingencies, or closing, I want my clients to understand what happened, what it means, and what comes next.

And you don’t have to wait for a scheduled update to contact me.

If you have a question, ask it.

I’d much rather explain something than have you sitting at home wondering.

clients have texted me and even had Facebook messenger group chats! Let me know your communication style!

07. What don’t you love about this market right now?

I’ll tell you.

My job isn’t to convince you that every house is perfect or tell a seller everything they want to hear just to get a listing.

If I see something that could affect value, financing, insurance, resale, marketability, or your ability to accomplish your goals, we’re going to talk about it.

The same applies when I’m listing a property.

I can create strong marketing and put significant effort behind getting a property seen, but marketing can’t magically erase every objection buyers may have.

Sometimes the answer is price. Sometimes it’s condition. Sometimes it’s location. Sometimes it’s a feature that’s perfect for one buyer and a dealbreaker for another. And sometimes the market simply isn’t responding the way we expected.

I’d rather have an uncomfortable conversation with you early than tell you what you want to hear and have the market tell you later.

Cost of living is tough for many- if I had to choose I’d say I would love affordable living for everyone.

So… Am I the Right Realtor for You?

Maybe.

I don’t believe you should hire me—or ANY Realtor—because someone on Facebook said, “She’s the best!”

You should hire the Realtor whose experience, communication style, knowledge, strategy, and approach fit YOUR property, YOUR circumstances, and YOUR goals.

For some people, that Realtor will be me.

For others, it won’t be.

And I’m completely comfortable with that.

Because choosing a Realtor shouldn’t be a popularity contest.

Don’t ask:

“Who’s the best Realtor?”

Ask:

“Who’s the right Realtor for ME?”

And if you’d like to find out whether that might be me, let’s talk. This is the way we will determine if we are the right fit.

Let’s find out if we are a good fit!
